  1. Purchase a property valued at no less than $400,000.
  2. Do not sell the property for at least 3 years.
  3. Convert foreign currency to Turkish currency through the Central Bank of Turkey.
  4. The purchased property must be sold for the purpose of obtaining Turkish citizenship for the first time.
  5. The property must have any type of title deed (full title deed or provisional title deed).
  6. The property owner should be of Turkish origin and not have Turkish citizenship through any means.
  7. The property sale must be conducted through bank transfers, and cash transactions (hand-to-hand payment) are prohibited.
  8. The payment for the property must be made in cash, and installment payments are only accepted if the initial payment is more than $400,000.

  4. property purchase costs, and specific requirements for obtaining Turkish citizenship through property ownership.
  5. Visit Turkey if you are interested in property ownership outside of Turkey.
  6. Agree with the real estate consultant to conduct a property tour of projects that meet
  7. the requirements for obtaining Turkish citizenship.
  8. Sign the property purchase contract, signed by the first party (the construction company)
  9. or its representative, and the second party (the buyer) or their representative,
  10. after the issuance of the real estate appraisal report determining the actual property value.
  11. Sell foreign currency to the Central Bank of Turkey through an intermediary bank and exchange
  12. it for Turkish lira through the same intermediary bank.
  13. Transfer the property value in Turkish lira to the seller’s account through the same intermediary bank.
  14. Obtain any type of property title deed (tapu), with new property owners receiving a full title deed
  15. if they purchase a completed property or a provisional title deed if the property is still under construction.
  16. Prepare and submit a specific application file for obtaining Turkish citizenship, including the required documents.
  17. Obtain an investor residence permit in Turkey, granted by the Turkish Directorate General of Migration,
  18. while the application for Turkish citizenship goes through several stages.
  19. Receive a citizenship decision and a text message notification from the Turkish authorities, allowing you to
  20. proceed with identification and obtain Turkish identities.

  • Purchase contract for the property, certified by a Turkish notary.
  • Property appraisal report, with a validity of 3 months from the date of issuance.
