Types of Real Estate Title Deeds in Turkey

Two primary title deed types exist: the Red Title Deed (Tapu) and the Blue Title Deed (Tapu).

Types of Real Estate Title Deeds in Turkey

Red Title Deed: Designed for residential or commercial properties like apartments, villas, offices, and shops,

this deed permits construction and investment within city zoning plans. It comprises sections detailing

the property’s location, apartment share, and filing specifics.

Blue Title Deed: Intended for agricultural lands such as

fields and pastures, this deed allows agricultural

activities or animal husbandry.

However, it doesn’t permit property construction unless converted to a Red Title Deed.

Red Title Deed encompasses three ownership forms:

  • Absolute Ownership Title Deed: Grants complete ownership rights to residential or commercial property.
  • Issued post-sales and legal registration, it contains accurate property, owner, price, and legal status information.
  • Conjoining Title Deed: Applies to unfinished constructions, proving the owner’s right to the building on specific land.
  • It is temporary and must be exchanged for an Absolute Ownership Title Deed upon project completion and municipal approval.
  • Joint Ownership Title Deed: Involves simultaneous property registration by multiple individuals, allowing investors to buy specific shares. Co-owners can freely transact shares through selling, leasing, or inheritance. Ownership percentages are specified, and only one deed is issued.

 

Blue Title Deed includes two ownership forms:

Reconstructible Land Bonds: Suitable for residential, commercial, or industrial projects within city planning,

requiring necessary permits. These lands are pricier, equipped with utility services.

Agricultural Land Ownership Deed: For lands outside city planning, developable for residential,

commercial, or industrial purposes after reclassification. Involves complex legal, administrative,

and financial procedures, with lower costs and lacking utility services.
